#3 Kitchen – although this can be the most expensive room in your house to update, there are some easy fixes that can make a difference. Like the bathroom, replace grout if necessary and make sure the tiles are buffed so they shine. If you can’t replace outdated cabinets, you may be able to paint them for a fraction of the cost. This is an area to consult with your home inspector or real estate agent to determine what changes can get you the best return on your investment.
#2 Exterior – First impressions count! When the buyer pulls up to your house what do they see? Ungroomed shrubs? Chipped Paint? Cobwebs under your eaves? Make sure you cut the grass, trim the hedges, and put away all excess items in the yard (hoses, rakes, toys, etc.). Also, repairing broken fences and planting some colorful flowers are ways to improve without spending a lot of money. If it’s winter, make sure walkways are driveways are cleared of snow & ice and are easy to walk on.
#1 Paint – painting is an easy way to update the look of your home both inside and out. Although a complete repaint of the inside or outside could be expensive, doing small jobs or touchups can get great results. Using a trending color can update your home’s look and attract more buyers (see our previous Blog for tips on interior color HERE). Got wallpaper? Remove it! Wallpaper is very outdated and leaves room for the seller to ask for a reduction in price.
